131 Railroad St Redevelopment
Saint Johnsbury, VT
The “Glove Factory” building at 131 Railroad Street in St. Johnsbury had been vacant for more than 20-years before being purchased by a local non-profit for redevelopment. Using funds provided by USDA Rural Development and the Northern Borders Regional Commission, the building and site were renovated to improve curb appeal and provide usable commercial space in the downtown area.
A local architect, EH Danson Associates was hired by St. Johnsbury Veterinary Hospital to provide design and permitting services develop the property as a veterinary clinic. EH Danson consulted with Dufresne Group to provide site plan design, zoning permit assistance, and water and wastewater permitting.
Dufresne Group performed topographic survey of the 131 Railroad property and the adjacent parcel to evaluate site access, egress, parking, and drainage. Using the information collected in the field DG prepared for permitting through the local Development Review Board, and the regional office of the Agency of Natural Resources for a Wastewater System and Potable Water Supply Permit.
DG also worked with the local Department of Public Works to perform hydrant flow testing in the area and model available fire flows to assist the sprinkler designer.

0.35 Acre primary site and 0.19 acre adjacent site for parking and access/egress.
